Weeks of hard work has culminated in this moment. A brand new home is waiting for its expectant residents, ready for them to open a new chapter of their lives in their perfect new-build home.

You’d love nothing more than to hand them the keys and leave them to settle in. There’s just one thing missing – your final inspection and certificate of insurance.

No one likes a slip-up when they’re clear on goal, so here’s how you can lay the groundwork for a smooth and successful final inspection day.

How to ensure a successful final inspection

At least 48 hours before your final inspection day:

Ensure open conditions are closed

Ensure engineering, design, and technical reviews are complete.

Upload your completion documents to the LABC Warranty Extranet.

Book an inspection visit with a Warranty Surveyor.

Book an inspection with a Building Control inspector.

Ensure postal addresses, final sales price, and all payments have been sent to LABC Warranty.

Preparing for the day of the inspection:

Complete all outstanding work on the site.

Check all services, and any installed appliances, are in working order.

Check that the loft is properly insulated.

Ensure any groundworks around the plot are complete.

Tidy and clear all debris from the plot.

Segregate the plot from the site and make sure safe, permanent access is provided.

Ensure all certificates are uploaded.

Ensure plots in question are ready for inspection.

On the day of inspection:

Check plot if ready to be inspected.

Check site segregation.

Check all services are working and appliances connected.

Provide access to the loft space.

LABC Warranty will not be able to issue a Cover Note if:

The UK Finance Logic Test (formerly known as the Council of Mortgage Lenders (CML) Logic Test) is failed. A failure is:

  • A risk to health and safety
  • A significant disruption to the occupier
  • A potential Warranty Claim

We will also not be able to issue a Cover Note if:

  • We have not received all completion documents uploaded to our system.
  • You have not booked the final inspection.
